Rental Criteria

We apply these same criteria to every applicant, in the same order. We follow the federal Fair Housing Act and Texas law, and we do not discriminate based on race, color, religion, sex, national origin, familial status or disability.

1. Application. Every adult (18 or older) who will live in the unit fills out the application completely and truthfully. Our application is free. False or missing information is grounds for denial.
2. Identification. A current government-issued photo ID for each adult, matching the application.
3. Income. Verifiable gross household income of at least 3 times the monthly rent (for the $620 cabin, $1,860 a month). Accepted proof: two recent pay stubs, an offer letter, a benefits award letter, or two months of bank statements. All lawful income counts.
4. Rental history. We contact your two most recent landlords (not relatives). We will not approve an applicant who owes an unpaid balance to a prior landlord, or who has had an eviction judgment in the past 5 years.
5. References. At least two references who are not related to you, with phone numbers.
6. Screening report. We may run a tenant screening report (identity, eviction and criminal records). Criminal history is reviewed individually: the nature and seriousness of the offense and how long ago it happened. Arrests that did not lead to a conviction are not considered.
7. Money to move in. The first month's rent plus a security deposit of about one month's rent (for the $620 cabin, a $619 deposit, $1,239 total), paid in full and cleared before move-in. We do not offer prorated move-ins, rent credits, work-for-rent or payment plans.
8. Lease, then keys. Keys are handed over only after the lease is signed by everyone, the move-in money has cleared, and we have done a move-in walkthrough with dated photos.
9. Occupants, pets and smoking. Only the people listed on the lease may live in the unit. Pets need written approval and a pet fee. No smoking inside any unit.
10. Decision. We decide within 2 business days of receiving a complete application. Units go to the first applicant who completes the application and meets every criterion. If we decline you based on a screening report, we will tell you which company provided it and how to get a free copy.

These criteria apply to all units at 180 Ladybug Lane and may be updated; the version in effect on the day you apply is the one we use. Effective October 11, 2026.
